Land

The property consists of approximately 47.62 hectares (117.68 acres) of productive Grade 3 arable and grassland, located in the parishes of Gringley-on-the-Hill and Walkeringham in Nottinghamshire. The land includes a principal block of 110.71 acres of arable land suited to growing cereals, as well as 6.97 acres of grassland adjacent to the Chesterfield Canal. The soil types are the Fladbury 3 Association and Whimple 3 Association, characterized by stoneless clayey fine silty and fine loamy soils with slowly permeable subsoils and slight seasonal waterlogging. The land has historically been managed within a cereal-based rotation, with direct access via public highways and internal interconnecting field gateways.
