Land

The property features approximately 176.23 hectares (435.48 acres) of Grade 1 land, primarily consisting of deep stoneless humose clayey soils with some peat soils and deep humose calcareous soils. The farmyard and surrounding buildings extend to 0.56 hectares (1.38 acres) and include a modern grain store, a workshop/general store, an older grain store, and an old potato store suitable for use as a secure fertiliser store. The land is underdrained with clay pipes, while the River Nene forms the northern boundary and is subject to an abstraction licence permitting water abstraction from the river throughout the year.
