The property, Lot 1, extends to 44.05 hectares (108.5 acres) or thereby, comprising agricultural land and small pockets of woodland. The agricultural land includes grassland and one field of spring barley, with a mix of broadleaves in the woodland area called Greenbrae Wood. There are also areas of conifer plantations and hardwoods, including Sheepcot Clump and Beechtree Clump, which provide cover for shooting. The land is generally south-facing and rises from 95m to 110m above sea level, classified as grade 3(1) and 3(2) soil.
