Land

The property is a 138.92-acre (55.85 ha) block of Grade III farmland, located to the east of the former farm buildings. The land surrounds the residential area and includes trackways and headlands. The majority of the land is in an arable rotation, currently cropped with winter wheat, with 24 acres of grass banks and a small woodland copse on the eastern side of the farm. The land also features a small woodland copse of 0.64 acres. The property has similar soils to Lot 1, with some shallow lime-rich soils over chalk or limestone, and a ring-fenced boundary.
