The property at Tom Meann is a 59.9-acre rural holding in Royal Deeside, Aberdeenshire, located approximately one mile northwest of Ballater within the Cairngorms National Park. The land features a variety of landscapes, including woodland, open water, and grazing, with mature pine trees, native woodland including Birch, Rowan, and Hazels, and open ponds. At its center stands the ruins of Gairn Castle, an early 17th-century fortified hunting lodge. The land has been used for livestock grazing and is suitable for agriculture, equestrian activities, and natural capital projects. It is enclosed by wire mesh fencing and has direct access from the B972 via an internal farm track. The land benefits from a south-facing aspect and rises from approximately 225 to 300 meters above sea level.
