The property is a 743.66-acre farm in the Wensum Valley, with land that gently undulates and slopes to the River Wensum on the south side, providing over 2km of river frontage with single bank fishing rights. The arable land is mostly grade 3, with productive soil suitable for growing cereals and sugar beet, and has been farmed sustainably using cover crops and livestock. The pasture is grazed by cattle and sheep, and all arable fields have water troughs and recently installed livestock fencing. The farm is also part of a mid-tier countryside stewardship scheme and the Sustainable Farming Initiative, and has been improved to enhance its environmental benefits, with new hedges, trees, and farm tracks installed.
