Land

The property consists of approximately 42.43 acres of land, undulating in some areas with a gentle gradient towards the west and south-west boundary. The land includes small to medium-sized agricultural fields, enclosed by hedgerows, mature trees, and established woodland areas. A pond is located in a woodland area in the northern part of the site, which is surrounded by a contained landscape. The southern half of the site is comparatively open and is planned to be developed as a countryside park. The site is close to the M6 motorway at junction 17, approximately 3 miles to the east, and also has a nearby railway station at Sandbach, roughly 1.5 miles north-west, with regular services to nearby cities.
