The property consists of two plots totaling 6.5 acres of mixed deciduous woodland, situated on either side of the A24 and bordered with hedgerow and trees. The land is accessible from Coles Lane and has no Tree Preservation Orders, although it is classified as Ancient Woodland. The plots have the following approximate sizes: Lot 1 is 0.77 acres, and Lot 2 is 5.73 acres.
