The self-build plot is one of nine available plots in Newmans Fields, located on the northern outskirts of town, close to a school and railway station. The plot has utility connections to the boundaries, including access to gas, water, electricity, and telecommunications. The plot must comply with minimum stand-off distances, set-back distances, and a maximum height of two and a half storeys to ensure a consistent and attractive street scene. Driveways and pathways are to be made of complementary materials used in the wider development. The plot must be designed to accommodate a rhythm in the street scene and to minimize overlooking of neighboring properties.
