Bird Dyke Plantation is a 25.88 hectare (63.96 acre) woodland parcel, with approximately a fifth of the land consisting of mature 30-year-old Sitka spruce with high timber value. The majority of the woodland is also Sitka spruce with regenerated patches of willow scrub, and there is scope to remove some scrub and further enrich the site. The woodland has good access via a public highway and a new access road constructed in 2024, allowing shared farm access and facilitating timber operations. The property is well-located for softwood timber markets in the North of England and South Scotland, but note that timber transport may be restricted along a minor public road.
