The site is approximately 1,000m² (0.25 acres) in size, with a maximum width of 37m and a maximum depth that is broadly triangular in form. It is situated off Gleed Avenue at Donington, near the village center, with nearby access to shops, schools, and amenities. The site is currently grassy with some hardstanding areas, and features bushes and trees. A "Queen Dike" drain runs along the west side of the site, with a 9m easement in place adjacent to the drain. The site is located near the A52 bypass, and is zoned in an area of established residential housing.
