Property

The property is a 661-acre island located off the Isle of Bute, with approximately 4.75 miles of varied coastline. The land includes 102 acres of grass leys, 66 acres of permanent pasture, and 368 acres of rough grazing, interspersed with native woodland. The terrain rises to 60 meters above sea level, offering 360-degree views, and features traditional drystone dykes, some dating from the 18th century. Native woodland species including birch, alder, oak, hazel, and rowan dominate the southern third and eastern and western fringes of the island. The island is home to a fold of Highland cows and followers, with cattle outwintered and calving in spring, and natural water is available from springs and lochans. The island has a general purpose shed, a gravity-fed private water supply, and a dedicated ferry, the Marnock, which transports livestock and machinery. The island has three principal building groupings, including a two-storey farmhouse with development potential, as well as a range of traditional stone steadings.
