Crewe is a central location with a strategic rail and road network, accessible to approximately 4.9 million people within one hour's travel. The site is allocated for B1 use. Situated nearby are a variety of developments, including a new M&S Foodhall, a police hub with 300 staff, and several residential sites: 305 homes by Taylor Wimpey to the west and 449 homes by Onward Homes to the east. A new primary school will also be built, along with a 30-place nursery, opening in 2028. Additionally, the Basford East Employment Park has been allocated for 13 million square feet of development space.
