The property comprises two distinct blocks of land situated on the north and south sides of Lower Higham Road. Lot 2 is a 221.99-acre traditional grazing marsh, mostly level and serviced by a central land way, subdivided by internal drainage ditches into several parcels. Both blocks have gated access directly off Lower Higham Road, with public footpaths crossing Lot 2. Additionally, a 15.05-acre parcel is separated from the main holding by a railway line.
