The woodland is located on the outskirts of Sedlescombe, approximately 1.2 miles from the village center, and comprises various broadleaf species, including a rare Service Tree and Oak, Ash, Hornbeam, Silver Birch, and Holly. The woodland also features Aconites, Bluebells, and Wild Orchids in the Spring. Access is via public footpaths leading from Hurst Lane. The woodland is bounded by two public footpaths, one along the western boundary and one adjacent to the eastern boundary. The property includes all mineral rights, sporting rights, and standing timber. The land has a mix of mature and ancient trees, including multiple species of broadleaf trees.
