Land

The property is 46 acres of traditional water meadows with a high level of environmental and ecological habitat, situated adjacent to the River Itchen and navigation. The land is enclosed within a perimeter fence and features four stock-fenced enclosures, field shelters, and a secure entrance shared with Southern Water and the Portsmouth Services Fly Fishing Association. The site is part of the Itchen River Site of Special Scientific Interest and adjoins the Itchen Special Area of Conservation, and is home to a variety of wildlife including water voles, otters, swans, and migratory birds. The land is suitable for rewilding, bio-diversity offsetting, conventional livestock grazing, and equestrian grazing, among other uses.
