Land

The property comprises 18.64 acres of upland grazing land, divided into five parcels of grassland, with areas of sphagnum moss and rush pasture. The land is elevated, offering far-reaching views of the surrounding hills, including Shutlingsloe. It has been subject to a scheme of habitat creation, featuring small ponds and a mix of grassland and wetland habitats, creating a haven for upland birds, insects, and fauna. The soil is classed as "Soilscape 16" and is considered to be of poor productivity. Access to the land is via a gateway on the A54 and an unclassified adopted lane that leads from the A54 past a farm and along the eastern boundary, which is only suitable for tractors, pedestrians, and ATV's. Natural water is available from a spring on the land.
