Land

The property is a block of traditional grazing marshes totaling approximately 29.06Ha (71.81 acres) with frontage onto the A47 Acle New Road. The marshes are located between the road and the mainline railway, with a further block located on the southern side of the railway line. Access is via a pair of gates off the A47, a railway crossing, and additional trackways and culvert crossings. The majority of the land is classified as Grade 3 with clayey and coarse silty soils of the Wallasey and Wisbech soil series, described as marine alluvium.
