The property is a 16.64-acre land parcel with a mix of sandy soils and a bleached subsurface horizon, located approximately 80m above sea level. The land is classified as Agricultural Land Grade 4 and is situated in the countryside, outside of the South Downs National Park. It has a total of three vehicular access points, two of which are directly off Petersfield Road and the third is over a track between neighboring residential properties. The land is zoned as Countryside and is within 400m of the Wealden Heaths Phase II Special Protection Area and Woolmer Forest Special Area of Conservation.
