The property comprises of two lots of land, Lot 1 and Lot 2, which are located short distance north of the village of Kennethmont, with roadside access off the B9002. Lot 1 is 5.2 hectares (13 acres) and Lot 2 is 3.3 hectares (8 acres), both classified as Grade 3(2) by the James Hutton Institute. The land has a rural setting and has been used for hay/silage making and cropping in the past, with water supplied by adjoining burns.
