The property consists of approximately 14.25 acres (5.77 hectares) of permanent pasture situated in an elevated position within the Mendip Hills National Landscape. The land is gently undulating grassland bounded by mature hedgerows and established trees, providing both privacy and shelter. It has direct access from a country lane and is classified as Grade 3 agricultural land, with slightly acid loamy and clayey soils suitable for grassland and livestock grazing. A water trough is located within the hedgerow boundary, and a public footpath crosses the north-western part of the property.
