Land

The property consists of approximately 598.05 acres of predominantly first class arable land, with extensive grain drying and storage facilities. The land is generally level, lying between 20m and 40m above sea level, and is bordered by strong roadside boundaries and the River Swale. The soil is a clay loam on the village side and a sandy loam on the A61 side, both classified as Grade II, suitable for high-yielding arable crops, potatoes, and other root crops. The land is fully irrigated, including irrigation from the River Swale and boreholes, with approximately 581 acres dedicated to arable crops, 1.67 acres to grass, and 14.13 acres to woodland. A significant grain drying and storage facility covers an area of approximately 1280m2 and is capable of storing up to 4,000 tonnes of mixed crop, featuring a 30-tonne grain drier, weighbridge, and holding bin. The land and facilities are located near the A1(M) and A61, with access to East Coast Mainline rail services and nearby amenities.
