The property is a 3.36 acre woodland, located in the North Rode area approximately 4.6 miles northeast of Congleton. It has frontage to and direct gated access off Station Road. The woodland is an 'L' shaped block of undulating deciduous woodland with a stream running through the middle. It has a soil type classified as "Soilscape 18" and a land grade of 3, described as loamy and clayey soils with poor drainage.
