The property consists of 26.46 acres (10.70 hectares) of land in an elevated position, overlooking Dartmoor. The land is divided into two sections: Lot 1 to the south, which comprises two permanent pasture fields with granite stone walls and access to the high moor, and Lot 2 to the north, which comprises ten fields of permanent pasture, rough grazing, and copse/woodland/habitat areas. The land features granite stone walls, a spring that rises to the surface, and a building used for shelter or storage. The property has views of the surrounding countryside and is situated near the town of Okehampton, approximately 24 miles from Exeter. The land is free draining and has a mix of grassland and woodland areas with a variety of plant species, including holly, blackthorn, and birch.
