The site extends to approximately 48.5 acres and slopes gently from south to north, bounded by the East Coast Mainline to the west, agricultural land to the north and east, and open green space and residential and commercial buildings to the south. The site is broadly split into two areas, with approximately 7 acres of previously developed brickworks land adjacent to Frankland Lane.
