Land

The property is a block of arable land extending to about 79.54 acres, situated near the Herefordshire and Worcestershire border. It is largely flat and productive, with soils classified as Grade 1, 2, and 3. The land is split into three lots: Lot 1, Nupend Godsalls, is 11.75 acres of which about half is Grade 1 and the remainder is Grade 2, with a potential new access from the lane. Lot 2, Nupend Stony Field, measures 31.71 acres and consists of mainly Grade 1 soils with some areas set aside not currently cropped. Lot 3, Nupend Roadside, is 36.08 acres, mostly Grade 2 with a small area of Grade 3 soils and includes about 5 acres of woodland within a Woodland Management Plan.
