The property is a 1.6-acre brownfield site located on the west side of Fife, in Rosyth. It has a rectangular shape and flat topography with a slight slope towards the east corner. The site is currently tarmacked and enclosed by a hedgerow and fencing along the west edge, which is bound by Castle Road. The surrounding area consists of residential properties and St. Columba's Church to the south. The site is located near Rosyth railway station, which offers frequent services to Edinburgh Waverley, and is close to the M90 motorway and Edinburgh International Airport.
