Land

The land is located to the south of the village of Wysall in Nottinghamshire, with vehicular access directly off Costock Road. The property extends to approximately 42.23 acres (17.10 hectares) in total, with a mix of Grade 2 & 3 land under the Agricultural Land Classification of England and Wales. The soil is slowly permeable, seasonally wet, and slightly acid but base-rich loamy and clayey soils, suitable for grassland and arable. The land has a public footpath running through it, and a permissive right of way for a looped walkway around the fields. There are two retained rights of access to neighboring properties. The land is currently in a legume fallow as part of the Sustainable Farming Incentive scheme until December 2026.
