The property is a 16.64-acre (6.73 Ha) site with a mix of land uses. It has historically been in pasture, with grass crops harvested annually, and has no existing buildings. The land is divided into four lots, ranging in size from approximately 3.33 to 5.91 acres. The site has three vehicular access points, two of which are directly off Petersfield Road, and a third access point via a track between neighboring properties. The land is well-drained and has sandy soils, with some areas affected by groundwater. The site is located in a countryside area, outside of the South Downs National Park, and is within 400m of a Special Protection Area and a Special Area of Conservation.
