The property is a 180.6 acre block of farmland located in Cockfield and comprised of 158.75 acres of arable land, split into five fields, 8.49 acres of meadow land, and 11.41 acres of woodland. The arable land is mostly classified as Grade 3 and has soils of the Hanslope Series, a calcerous clay suitable for growing high yielding cereal crops. The property has multiple access points from public highways and internal tracks, and has been well maintained with extensive drainage. It is entered into a Countryside Stewardship Scheme and the SFI scheme, with agreements terminating in 2027.
