The property consists of two blocks: Lot 1, a 2.89-acre mixed woodland with ancient Beech, Ash, and Scots Pine trees; and Lot 2, a 1950s-planted coniferous plantation with Douglas Fir, Scots Pine, and European Larch, with a naturally grown Sycamore successor crop. The soil is permeable and minorly acidic, comprising sandy loam over sand and gravel.
