The property is located near Craigrothie, approximately 5 miles south-east of Cupar in Fife, Scotland. It consists of a block of productive arable land extending to about 25.25 acres (10.22 hectares), classified as Grade 3(2) with a small area of Grade 3(1) by the James Hutton Institute. The land is sloping, rising from 125 meters to 156 meters above sea level, and bounds the Craigrothie Burn to the west and a public road to the south with a stone boundary wall on the north and east. The land is registered for IACS purposes, and there are mineral rights included. The land has a cropping history of various crops including winter barley, winter oilseed rape, and winter wheat, among others.
