The property is a 18.59 hectare woodland with a mix of mature and near-maturity commercial conifer timber, with estimated yield classes between 18 and 20. The conifers were mostly planted in 1987, and a timber harvest is expected to provide tax-free income. The woodland also features attractive mixed broadleaves and a small area of open ground. The terrain is gently undulating and south-facing, rising from 90 to 200 meters above sea level, making it easily worked with conventional harvesting machinery. The woodland has a warm climate and an average annual rainfall of around 1,743mm.
