The property consists of approximately 16.64 acres (6.73 Ha) of land, which has historically been used for pasture. The land is well-drained and has sandy soils with a bleached subsurface horizon. There are no buildings on the property, and it has three vehicular access points, with two located directly off Petersfield Road and the third via a track between neighboring properties. The land is classified as Agricultural Land Classification Grade 4 and lies approximately 80m above sea level. It is zoned as countryside and is outside of the South Downs National Park. The property is located near a Special Protection Area and a Special Area of Conservation.
