The property is situated in a rural setting with panoramic open views, near the small settlement of Torphins, which offers a tranquil village life with easy commuting distance to Aberdeen. The site has a private water supply borehole and proposed drainage via a surface water soakaway and package waste water treatment plant to foul soakaway.
