Land

The property consists of 11.789 acres of grass land bisected by the Lyndon Brook, a 3.58 acre area of ancient broadleaved woodland incorporating a duck pond, and is bounded by the River Chater on the south. The land is fenced with two gated access points from both Glebe Road and Lyndon Road. The grass land is defined as Grade 3 by the Agricultural Land Classification of England and Wales and is classified as the Denchworth series, with fine loamy over clayey soils. The property adjoins the south-west edge of the village and includes a scheduled monument, North Luffenham Moated Site, at the southern end of the grass land, situated in a Rectangular-shaped area with prominent external banks and a former fishpond.
