Lot 1 of Broadmuir comprises 8.92 hectares (22.04 acres) of woodland, sloping gently to the west with varying altitude between 200-220 metres above sea level. The land is bordered by a public road to the west with gated access, and is predominantly Sitka Spruce commercial woodland planted 20-25 years ago, with a smaller area of mixed broadleaves to the west and a strip of open ground along the western and southern boundaries. The woodland is due for thinning, which would provide a future income source through timber sales. Mineral rights and sporting rights are included in the sale.
