The business park is planned for up to 500,000 square feet of employment space, which can be used for research and development, offices, storage, distribution, and production. The site has separate detailed planning consent for Merlin warehouses and a one-acre Roadside scheme, which will include a drive-thru, convenience store, and three food/takeaway units.
