The property consists of 64.89 acres of pastureland, part of a larger 199.36-acre holding. The land is situated west of Braunston, near the Northamptonshire/Warwickshire county border. It is reasonably level ridge and furrow pasture with mature tree and hedgerow boundaries, suitable for agricultural or equestrian use. Access is from the A45 to the east and from Nethercote/Flecknoe to the south. The land has a mix of Grade 3 and 4 soils, with a water supply via a shared source and natural water supply along the River Leam.
