The property features a scenic countryside setting, surrounded by open farmland and woodlands. The River Esk, a small salmon river known for its fine fishing, runs through the property and is a key tributary of the Solway Firth. The 1,330m fishings beat, known as The Willow and Cauldron, spans from the confluence between the River Esk and the Liddel Water to the Scotland-England border near Scotsdike. The beat features 12 named pools, single bank fishing from the western bank, and four fishing huts spaced out along the beats, accommodating a maximum of three rods each. There is vehicular access via a small farm track, arriving at the midpoint of the beat with limited parking and two fishing huts, and additional pedestrian access along the riverbank.
