Land

The property consists of approximately 255 acres (103.25 hectares) of rough grazing and hill ground, located 2.5 miles northeast of Muirkirk in East Ayrshire. The land is situated at an elevation of 316m above sea level and is classified as grade 5.2 and 5.3 by the James Hutton Institute. The soil type is Noncalcareous Gleys Soils within the Rowanhill Series. The land features natural water sources via a watercourse, but lacks piped troughs. The majority of the fencing is in good condition, although some areas require maintenance. The property has a land capability for forestry (F4) and may have potential for peatland restoration and biodiversity net gain, as well as an assessment for woodland creation. The land is registered for the Basic Payment Scheme and eligible for Less-Favoured Area Support Scheme payments.
