Land

The property is a level grass field located in North Devon, situated between Barnstaple and Bideford and adjacent to the Tarka Trail. The field totals approximately 5.55 acres (2.25 hectares) in size and is approximately 5 metres above sea level near the Taw-Torridge Estuary SSSI. The soils are freely draining slightly acid loamy soils and the land has previously been used for grazing. There are no services connected to the land and access is via a right of access over a lane passing through Lower Yelland Farm.
