The property, an oak woodland named The Clift, is located in a designated ancient wood on the south side of Exmoor National Park. The wood lies on gently sloping north-facing ground, with a trout stream, the Iron Mill, running through it and joining the River Exe about 1.5 miles downstream. The woodland floor is easily accessible on foot and features a variety of flora, including ferns, blueberry, and wildflowers. The wood is dominated by native broadleaved oaks, with some birch and beech trees in the under-storey, and a few sycamore trees that could be removed to maintain the native species composition. The wood is surrounded by a typical Devon landscape of rolling pasture and hedgerows, and has an abundance of wildlife, including birds, insects, and mammals. There is a hard track for vehicular access, and shared fishing rights for two rods on about 900 meters of the Iron Mill stream.
