The property, The Cob, is located at the entrance to a 2-mile wide woodland known as Hyons Wood, in a rural setting. The entrance track leads down a gently sloping hill to a large, level open area that was formerly occupied by pit buildings. The surrounding trees include alder, birch, willow, sycamore, and ash species, with much of the hardstanding area now overgrown with grasses and wildflowers. The property is situated in a wood that is home to wildlife such as roe deer, badgers, foxes, and various woodland birds, as well as buzzards and owls.
