The property extends to approximately 2.7 hectares (6.8 acres) and is a level grass area with established hedging and tree belts along the northern and eastern boundaries. It is bounded by various properties, including the former Royal Norwich Golf Club to the north and the Hellesdon Park Industrial Estate to the east. To the south and west, the property is surrounded by grazing land owned by The Gurloque Settlement, with one of the southern property boundaries defined by Drayton High Road and the other by Sweet Briar Road. The site is located to the northwest of Norwich city centre, with the Wensum River Valley nearby to the west.
