The property is a 16.40 acre (6.64 hectare) single pasture field with uninterrupted views over the North Devon coast, sloping down towards the coast on the northern boundary. The land is naturally wet with very acidic sandy and loamy soils. The boundaries are mostly earth banks, and there is access from the public highway over the common land to the south. There is a natural water supply from a spring on the property. The land is surrounded by common land and the South West coast path passes through it, offering access to nearby villages and coastal areas.
