The property is situated just outside the village of Llandinam and extends to 33.61 acres (13.602 hectares) of improved pastureland and mixed broadleaf woodland. The land is of a flat to sloping nature, overlooking the River Severn, and is suitable for the grazing of livestock with some areas also being suitable for the conservation of fodder. The land can be accessed via a hardcore track from a minor council-maintained highway and is served by a natural water supply.
