Land

The property is a ring-fenced block of approximately 104.84 acres (42.42 ha) of productive agricultural land, situated in the Mendip Hills, near Wells. The land is level in topography and is classified as Grade III under the defra Agricultural Land Classification map. It is comprised of arable cropping land, partly bounded by traditional stone walls, stock fencing, and hedgerows. There is also a small copse area (1.11 acres) in the south-west corner and a pond in the centre of the north-east parcel. A useful agricultural building, with a hardcore yard and livestock handling pen, is situated near the southern boundary, with access from Hillgrove Road.
