The property is a single enclosure of sound meadow land, extending to approximately 2.87 acres (1.16 hectares), located on the outskirts of the village of Flookburgh on the Cartmel peninsula. The land is flat, with boundaries comprising mature hedgerows, and has roadside access via a gate along the northerly boundary on Willow Lane. A natural water supply is located in the south-easterly corner of the land.
