The property consists of approximately 35.09 acres of land with a mix of gently undulating pasture and ancient woodland, situated on the slopes of the Midford Valley within the Area of Outstanding Natural Beauty. The land is divided into four parcels, including Lower Bushy Leaze, a field with level pasture and a spring-fed water trough; Barnground, a south-facing meadow with species-rich grasses and seasonal wildflowers; Upper Bushy Leaze, a naturalistic pasture with undulating topography and exceptional views; and Ancient Woodland, an unmanaged woodland with a spring-fed stream and a variety of wildlife habitats. Other features include mature hedgerows and a natural water supply via springs feeding field troughs, with stock fencing to most boundaries and no existing buildings.
